Newer construction in Hayes Valley, with Trader Joe’s downstairs.
555 Fulton is a five-story building of 139 condos at Fulton and Laguna. It took the scenic route to completion, with about five years of construction and homes that first closed around 2020. The long-promised grocery store downstairs sat empty for years before Trader Joe’s opened in 2024. Today it is a finished building with one of the most convenient errands in the city built in.

The Backstory: Five Years to Build, a Decade for the Groceries
555 Fulton had, let’s say, a character-building youth. The block at Fulton and Laguna was cleared in 2014 for 139 condos over a neighborhood grocery store, the kind of building that normally takes about a year and a half to put up.
In 2015 a city planner noticed the developer had swapped the approved glass facade for a cheaper one without the city’s sign-off. The fix was to go back to the approved design with a new curtain wall, and construction stalled for more than a year. Along the way dozens of early buyers walked away from their contracts and the first grocer, New Seasons, left the project.
The homes finally began closing around 2020, just as the project’s permit expediter turned up in the city’s Public Works bribery scandal, a story about City Hall rather than the building itself. In 2023 the original developer sold its unsold condos and the retail space to Avery Bays Real Estate, and in May 2024 Trader Joe’s opened downstairs, about a decade after a grocery store was first promised here.
Where that leaves a buyer today: the drama is in the rearview mirror, the building is finished and the grocery store is real. Read the HOA minutes like you would anywhere, then enjoy the shortest Trader Joe’s commute in San Francisco.
