Ask five San Franciscans where Noe Valley ends and you get five answers. The MLS has one. Every home sold in the city is filed under one of 10 SFAR districts and one of 90 subdistricts, and that filing decides which sales count as its comps, which market reports it shows up in and how an agent searches for it.

The MLS Map Is the One That Prices Your Home
You might reasonably think neighborhood names are a matter of taste. For conversation, they are. For pricing, they are not. Appraisers, agents and the market reports we publish all start from MLS data, and MLS data is sorted by district and subdistrict. When we say a home sold above the neighborhood median, the "neighborhood" is almost always an MLS subdistrict.
Each of our neighborhood guides and condo building pages now shows where it sits on this map, so you can see which comps you are actually being measured against.
Your Name for the Neighborhood and the MLS Name Will Not Always Match
The Castro is filed under 5k, Eureka Valley/Dolores Heights. Dogpatch lives in 9j, Central Waterfront/Dogpatch. Jordan Park and Laurel Heights share 1c. None of this is wrong. It is just the MLS keeping one set of books for a city that has many sets of opinions.
Lines Get Redrawn
SFAR adjusts boundaries from time to time, and District 9 in particular has been redrawn before. The map above is the current version. If a sale from years ago looks like it is in the wrong subdistrict, it may have been filed under the old lines.

Why It Matters When You Buy or Sell
Two homes a block apart can sit in different subdistricts and get compared against different sets of sales. On a list price or an offer, that can matter. If a home you care about sits near a line, we will pull comps from both sides and tell you which ones the other agent is likely to use.
