“Hayes Valley Petite.”
Small homes, a big location, and a rooftop that earns its keep.
388 Fulton is a six-story, 69-home condo building in the heart of Hayes Valley, finished in the fall of 2016 and designed by David Baker Architects for 7x7 Development. It's small homes done well: studios from about 325 square feet, a handful of one-bedrooms, and two-bedrooms in the 700s, a block from Hayes Street and a short walk to the symphony, opera and ballet.

Who It's For
388 Fulton is for people who'd rather spend on location than square footage: first-time buyers, pied-à-terre owners, and anyone happy to live car-free in Hayes Valley. If you want a lock-and-leave home a block from Hayes Street at an entry-level price point, this is one of the few newer-construction buildings that delivers it.
The Backstory: Parcel F
388 Fulton sits on half of what used to be Parcel F, one of the lots freed up when the Central Freeway came down and Octavia Boulevard went in. The parcel was split: the eastern half became the Boys & Girls Club, and the western half became this six-story building, with 69 homes over about 3,700 square feet of ground-floor retail.
Floor Plans
Studios run about 325 to 375 square feet, the one-bedroom plan comes in at about 400 square feet, and the two-bedrooms range from about 700 to 775 square feet. There are five junior one-bedrooms and five one-bedrooms. The smallest homes live or die by their layout and built-ins, so compare specific units, not just square footage. Free Insider members can download all 14 original floor plans, plus the recorded CC&Rs and other building documents, at the bottom of this guide.
