The Summit tower on Russian Hill with the Bay Bridge and the bay behind it

The Summit

An Eichler-built tower near the top of Russian Hill, with downtown and the bay out the windows.

“Is a 1960s tower worth top-of-market money?”
On Russian Hill, with these views, the market keeps saying yes. It’s also one of the towers that pushed the city to cap building heights on the hill.

The Summit is a 32-story tower at 999 Green Street, near the top of Russian Hill. Eichler Homes finished it in 1965 to a design by Neill Smith & Associates, opened it as apartments and converted it to condominiums in 1974. It was built with 112 homes; owners have combined some since, so the count is a little lower today. From the upper floors the views run across downtown, the bay, the Bay Bridge and the East Bay. We’ve helped buyers here, so we can tell you which floors and exposures carry the premium.

Who It's For

The Summit is for buyers who want a full-service tower without moving downtown: people coming out of a house who want one floor, a doorman and a garage, and anyone for whom the view is the point. If you want new construction and a gym in the basement, look elsewhere; if you want Russian Hill with the bay in the living room, this is one of a handful of options.

The Tower on Green Street

The Backstory: The Tower That Helped Cap Russian Hill

Joseph Eichler, known for the modern tract homes he built around the Bay Area, optioned this site from architect Neill Smith and built his San Francisco tower here, then moved into one of the penthouses himself. Neighbors fought it. The Summit went up anyway, but the fight over towers like it helped lead to the strict height limits the city adopted for much of Russian Hill in the early 1970s. Under today’s limits nothing this tall could go up on the hill, which is a big part of why the views here hold their value. In 2022 the two top-floor penthouses sold together, one of the largest condo deals the city had seen.
