The Good

  • Ocean Beach, Lands End and the west end of Golden Gate Park, all walkable
  • Larger single-family homes on standard 25-foot lots, plus condos and TICs
  • Quieter and more residential than anywhere east of Park Presidio
  • A short drive to the Golden Gate Bridge for North Bay commutes
  • Real choice: 67 houses sold last year, about 10% over the citywide median

The Tradeoffs

  • Fog and wind, especially in summer
  • No light rail: downtown means the 38-Geary or the 1-California
  • Fewer shops and restaurants per block than the Inner Richmond
  • A long drive to the Peninsula

The Outer Richmond is where San Francisco runs out of land: the Pacific and the Great Highway on the west, Lands End and Clement Street on the north, Golden Gate Park on the south, and roughly 32nd Avenue on the east. It is quieter, cooler and more residential than the rest of the city, which is the point. People who move here are choosing the beach, the park and the trails over a short commute, and most of them stay. The Fuller Team has been selling San Francisco homes since 2002, so this guide is the version we give clients: what the houses are really like, what they sell for, and who tends to be happy here.

Lands End Is the Backyard

The coastal trail runs from the Sutro Baths ruins toward the Legion of Honor, with views of the Golden Gate most of the way.

What is left of the Sutro Baths sits below the bluffs, and for locals it is a regular loop, not a field trip.

The Beach Is for Walking

Ocean Beach is for walking, surfing, volleyball and bonfires. The water is cold and the currents are serious, and neighbors treat it that way.

The Longer Story

The Homes in Detail

Expect larger single-family homes on standard 25-foot San Francisco lots, most attached or semi-attached to their neighbors, with garages below the living level. Condos and TICs turn up throughout, usually in smaller buildings.

With 67 house sales last year, the Outer Richmond offers more choice than most west-side neighborhoods, and houses sold for a median of about $1,080 a square foot.

Lands End, the Beach and the Park

Bounded by the Pacific Ocean and the Great Highway, Clement Street and Lands End, roughly 32nd Avenue and Fulton Street, the Outer Richmond is surrounded by open space. Ocean Beach, Lands End and the Presidio provide plenty of room for walking, running, surfing and bird-watching, and Golden Gate Park is across Fulton.

Neighborhood cafes and restaurants are the kind where everyone knows your order after a few visits.

Getting Around

The 38-Geary and the 1-California are the main lines east; there is no light rail out here. Drivers headed to the North Bay are minutes from the Golden Gate Bridge.

Weather

The fog is real, especially in summer, and the wind comes with it. Locals plan beach days for September and October, which are usually the warmest weeks of the year.

Questions We Hear

Are There Any Notable Historical Landmarks or Sites in Outer Richmond?

The Legion of Honor in Lincoln Park, the ruins of the Sutro Baths, Sutro Heights Park and the 1909 Cliff House building, which has been closed since 2020 while a new operator works toward reopening it. The Lands End trail ties them together.

What Is There to Do in Outer Richmond?

Because of its location smack dab between Golden Gate Park, Lincoln Park and Lands End, and the Pacific Ocean, there are plenty of diversions and activities including hiking, golfing, biking, surfing, bird-watching, museums, and taking in the stunning view of Golden Gate Bridge from Lands End. The neighborhood is home to two of the city’s original movie theaters, and locals dine at a diverse selection of restaurants from Chinese to Moroccan along the Balboa Street commercial corridor. Nearby Ocean Beach businesses include eclectic vintage boutiques, bakeries, and coffee shops.

How Does the Community Vibe in Outer Richmond Contribute to its Real Estate Appeal?

Quiet, residential and outdoorsy. The Richmond has deep Chinese American and Russian American roots, visible in the bakeries, markets and churches along Geary and Clement, and the Outer Richmond adds surfers, dog walkers and families who wanted more space. Buyers who value calm over nightlife tend to stay.

Where Can I Find New Construction in Outer Richmond?

As an “already built” neighborhood, Outer Richmond is not a neighborhood where you should expect to find substantial new construction projects. Smaller developers may renovate/flip existing single family properties, or may take advantage of recent housing laws to add additional units to already existing housing. Transit corridors and major neighborhood streets are the most likely areas for new construction buildings in already built neighborhoods with existing housing stock.

What Are the Average Home Prices in Outer Richmond?

Prices in Outer Richmond move block by block and season by season, so a single average hides more than it tells. Our Market Notes track current values across the city. For a read on a specific home or street, ask us: we’ll pull the recent sales and tell you what they mean.

Beyond the MLS

Looking in Outer Richmond? Some of the best homes sell before they're ever online.

What you see online is the public part. The rest comes from sources nobody can automate:

  • Coming Soon and Compass Private Exclusives. See homes days or weeks before they go public, while sellers welcome an early, clean offer. Less competition, more leverage.
  • Top Agent Network. We're members of the invitation-only network of the Bay Area's top producers, who share off-market homes with each other first. When one has your home, we hear about it.
  • Owner and agent conversations. We often know who's thinking of selling before they've called anyone, and can make the introduction.
  • Building-level homework. HOA minutes, reserve studies, special assessments, unit-by-unit resale history. Know what a building's problems cost before you're in contract.
  • Twenty-plus years of SF relationships. Lenders who close on time, inspectors who catch what others miss. Deals move faster when people pick up for you.

Selling? The same network works in reverse. We can quietly test your price with ready buyers before you decide whether to go public.
