The Good

  • Clement Street: cafes, bars, bakeries and a long list of restaurants
  • Golden Gate Park and the Presidio both close by
  • Central location: downtown, the Presidio and the Golden Gate Bridge are all easy
  • Larger single-family homes; houses sell about 60% over the citywide median
  • TICs trade about 23% under the citywide TIC median, a real way in

The Tradeoffs

  • No light rail, and the 38-Geary gets crowded
  • Geary carries a lot of traffic
  • Fog, though less of it than the Outer Richmond
  • Street parking is tight near Clement and Geary

The Inner Richmond runs from Arguello to Park Presidio, between California Street and Golden Gate Park. It is barely west of Laurel Village and Jordan Park and well east of Ocean Beach, which makes it more central than most people expect. Clement Street is the draw: a mellow commercial corridor of restaurants, bakeries and bookstores, with Geary a block away for everything else. The Fuller Team has been selling San Francisco homes since 2002, so this guide is the version we give clients: what the houses are really like, what they sell for, and who tends to be happy here.

The Richmond Branch Library opened in 1914 as the first San Francisco library built with Carnegie money, and a 2009 renovation kept it the neighborhood’s living room.

The blocks closest to Golden Gate Park hold some of the Richmond’s most ornate early-1900s houses, with deep bays and plenty of trim.

The Longer Story

The Homes in Detail

Larger single-family homes on standard 25-foot San Francisco lots are typical, most attached or semi-attached to their neighbors. Condos and TICs are found throughout, mostly in smaller buildings, with a few slightly larger infill condo projects.

Houses sold for a median of about $1,330 a square foot last year, and condos about $1,230.

Clement and Geary

Inner Richmond residents have two major shopping corridors. Some pedestrians are put off by the traffic on Geary, but Clement is a much more relaxed street of cafes, neighborhood bars, restaurants and shops.

Getting Around

The 38-Geary is the main bus line through the neighborhood, and it is often crowded. Lines along California and elsewhere add options, but there is no light rail. Driving to the North Bay over the Golden Gate Bridge is relatively painless.

Weather

The Inner Richmond tends to be a little sunnier than its neighbors to the west, the Central and Outer Richmond. It is still the west side, so bring a jacket.

Questions We Hear

Are There Any Notable Historical Landmarks or Sites in Inner Richmond?

Inner Richmond is within easy walking distance to many of the most notable destinations in Golden Gate Park, including the California Academy of Sciences and the de Young Museum, the Japanese Tea Garden, and the Conservatory of Flowers. But you can also find excellent casual Thai, Vietnamese, and Burmese restaurants lining the commercial corridor. ,

How Does the Community Vibe in Inner Richmond Contribute to its Real Estate Appeal?

The Inner Richmond is an intriguing and multicultural combination of quiet residential avenues, bustling commercial streets, and beautiful parks with plenty of outdoor activities and museums to explore.

Where Can I Find New Construction in Inner Richmond?

Beyond the MLS

Looking in Inner Richmond? Some of the best homes sell before they're ever online.

What you see online is the public part. The rest comes from sources nobody can automate:

  • Coming Soon and Compass Private Exclusives. See homes days or weeks before they go public, while sellers welcome an early, clean offer. Less competition, more leverage.
  • Top Agent Network. We're members of the invitation-only network of the Bay Area's top producers, who share off-market homes with each other first. When one has your home, we hear about it.
  • Owner and agent conversations. We often know who's thinking of selling before they've called anyone, and can make the introduction.
  • Building-level homework. HOA minutes, reserve studies, special assessments, unit-by-unit resale history. Know what a building's problems cost before you're in contract.
  • Twenty-plus years of SF relationships. Lenders who close on time, inspectors who catch what others miss. Deals move faster when people pick up for you.

Selling? The same network works in reverse. We can quietly test your price with ready buyers before you decide whether to go public.
