The Good
- Golden Gate Park along the southern edge
- Geary, Clement and California for restaurants, bakeries and errands
- Marina-style single-family homes, most with garages
- Park Presidio for a quick run to the Golden Gate Bridge
- Values hold up: houses sell about 25% over the citywide median, condos about 19% over
The Tradeoffs
- Buses only: light rail on Geary has been discussed for decades
- Cool, foggy summers
- Geary is a wide, busy street to live on
- Most homes are attached, so side windows are rare
The Central Richmond is the middle of the Richmond District, roughly from Park Presidio to 32nd Avenue, between California Street and Golden Gate Park. It used to be sand dunes; now it is one of the most orderly residential neighborhoods in the city, with rows of tidy houses, some lucky Golden Gate Bridge views, and the park at the bottom of the street. Kids and dogs do well here. The Fuller Team has been selling San Francisco homes since 2002, so this guide is the version we give clients: what the houses are really like, what they sell for, and why people who buy here tend to stay.
The Neighborhood Block by Block

The Marina-Style House Rules
The classic Central Richmond house puts the living room in front, a split bath in the middle and often a sunroom in back, with the garage underneath.

Festival Weekend at the Polo Field
Each summer Outside Lands fills the Polo Field in Golden Gate Park, a few blocks south. Neighbors either buy a ticket or plan a weekend away.

The Park Is the Front Yard
Blue Heron Lake (Stow Lake until 2024) and the middle of Golden Gate Park are a short walk south, with playgrounds, ball fields and miles of paths in between.

Fulton Street Is the Park Line
Golden Gate Park runs the full length of the neighborhood along Fulton, so a walk, a run or a ball game is never more than a few blocks away.

The Longer Story
The Homes in Detail
There is a wide variety of home styles in the Central Richmond: many single-family homes, small condominium buildings, and larger apartment buildings along the main streets. Most lots are 25 feet wide and most homes are attached to their neighbors.
Houses sold for a median of about $1,200 a square foot last year, and condos about $1,140.
Built on the Dunes
The whole Richmond District was sand dunes until the early 1900s. After the 1906 earthquake devastated the east side of the city, building boomed out here to house people moving west, and the neighborhood has been filling in ever since.
Geary, Clement and California
Three commercial streets run through or along the neighborhood, so dinner, groceries and errands are close. Clement is the mellow one; Geary is the busy one.
Getting Around
Light rail on Geary has been talked about for decades, but for the foreseeable future the options are Muni buses on both north-south and east-west routes. Drivers take Park Presidio to the Golden Gate Bridge, or cross Golden Gate Park to 19th Avenue and on to I-280 for the South Bay.
Most single-family homes have a garage.
Questions We Hear
Are There Any Notable Historical Landmarks or Sites in Central Richmond?
Located at California Street and 32nd Avenue in the Richmond, the Lincoln Park steps feature a fan-like design in the Beaux-arts style. Completed in 2015, this photo-friendly attraction is made of five panels depicting blooming fruit trees and a beautiful sunrise. Stow Lake is another popular destination for locals in a nearby section of Golden Gate Park.
What Is There to Do in Central Richmond?
Central Richmond has all the beautiful distractions and destinations offered by Golden Gate Park, right at the southern edge of the neighborhood. Walking, biking, museums, concerts, ice cream, and the Conservatory of Flowers are all available to locals. For shopping and dining, the Clement Street commercial corridor offers plenty of shopping options and destination-worthy dining from Korean barbeque to Irish pubs, with karaoke thrown in for good measure. Both the nearby Presidio and Lands End natural areas offer beautiful views, golfing, hiking, and the Legion of Honor art museum.
How Does the Community Vibe in Central Richmond Contribute to its Real Estate Appeal?
Friendly, low-key, and diverse, Central Richmond is a great mix of old and new San Francisco, with many second- and third-generation families calling it home.
Where Can I Find New Construction in Central Richmond?
As an “already built” neighborhood, Central Richmond is not a neighborhood where you should expect to find substantial new construction projects. Smaller developers may renovate/flip existing single family properties, or may take advantage of recent housing laws to add additional units to already existing housing. Transit corridors and major neighborhood streets are the most likely areas for new construction buildings in already built neighborhoods with existing housing stock.
