Caltrain at the Door, Dogpatch & Potrero Too
The Knox is 91 condos at 22nd and Mississippi with the 22nd Street Caltrain station two blocks away, a courtyard built around fire pits and a movie wall instead of a lobby showpiece, and an assigned parking space with most homes. Trumark Urban marketed it as Dogpatch; the MLS files it under Potrero Hill; the restaurants on 3rd Street and the hill at your back say both are right. One- and two-bedrooms make up almost all of it, across 72 different floor plans, and the homes that come back to market don't sit long.

Around The Knox: Facade, Mailroom and a Model Kitchen

The Good
- The 22nd Street Caltrain station is two blocks away. For a Peninsula commute, this is the condo building.
- 91 homes across 72 different floor plans, so corner, courtyard and top-floor layouts all feel different.
- Most homes come with an assigned space, plus car-share, bike storage and a repair room for the rest.
- The courtyard is the real amenity: BBQs, fire pits, a movie wall and a planted habitat instead of a lobby showpiece.
- Dogpatch's 3rd Street restaurants and the Minnesota Street Project galleries are a flat walk east.
The Tradeoffs
- 280 is a block east and Caltrain runs below it. Inside it's quiet; on the balcony you'll know where you live.
- Three three-bedrooms in the whole building, all on the top floor. Families mostly compete for the larger two-bedrooms.
- A small building means a thin resale market: a handful of sales a year, so buyers wait for the right one.
- Mississippi Street starts climbing here. It's Potrero Hill, with the hill included.
Who It's For
Peninsula commuters who want to walk to Caltrain, not drive to it. UCSF and Mission Bay people who'd rather live in a neighborhood with warehouses and wine bars than in a tower. First-time buyers who want newer construction and a courtyard without a high-rise dues bill. And anyone who has eaten their way down 3rd Street and decided to stay.
The Backstory: Sold Out in Ten Months
Trumark Urban broke ground in 2015 on a corner lot at 22nd and Mississippi, in the stretch where Potrero Hill's east slope meets the 280 freeway and Dogpatch beyond it. BDE Architecture designed a five-story building with an industrial edge to match the converted warehouses nearby, and Trumark commissioned public art from Joel Pratt of Buka Design for the sidewalk.
The building topped out in late 2016 and sales opened in March 2017, with a fifth of the homes already spoken for by pre-release registrants. By early December 2017 all 91 were sold, which Trumark called one of the fastest sell-outs in San Francisco. Eleven of the 91 homes were set aside as below-market-rate. Trumark built two sister projects in the same cycle, Rowan in the Mission and The Pacific in Pacific Heights.
Inside, the spec was Bosch appliances, Nest thermostats and hardwood in the common areas. The lot slopes, so the homes are numbered on six levels: 001 and 002 on the lower level, then floors 1 through 5, with the three-bedrooms among the six homes on top.
Floor Plans
One-bedrooms run from about 480 to 905 square feet, with most between 600 and 750. Two-bedrooms run roughly 750 to 1,240 square feet, and a few are two-bedroom, one-bath plans. The three three-bedrooms on floor 5 are about 1,250 to 1,480 square feet. Every home has its own sheet from the 2017 sales release, and Insiders will find all 91 at the bottom of this page, grouped by floor.
HOA Dues
Dues at The Knox vary by home size and change with each year's budget, so we don't publish a number that could be out of date by the time you read it. Reach out and we're happy to share what's current.
Parking, Transit & Getting Around
Most homes come with one assigned space in the garage, side-by-side or independent depending on the home, and a few spaces have EV charging. A handful of homes were sold without parking, so check the listing. Car-share spaces, bike storage and a bike repair room are in the building. The 22nd Street Caltrain station is two blocks south, the T Third light rail is a few blocks east on 3rd Street, and the 280 on-ramps are right there for anyone driving south.
The Knox Questions, Answered
What are the HOA dues at The Knox?
Dues vary by home size and change with each annual budget. Ask us for the current numbers on a specific home, along with the budget and reserve study.
Is The Knox in Dogpatch or Potrero Hill?
Both, depending on who you ask. The developer marketed it as Dogpatch. The MLS puts 1300 22nd Street in Potrero Hill (sub-district 9E), because the freeway is the usual dividing line and the building sits on the west side of it. Either way, the Dogpatch restaurants are a flat walk.
Does every home at The Knox come with parking?
Most do. One assigned space is typical, some with EV charging. A few homes were sold without a space, so confirm it on the specific listing. Car-share spaces and bike storage are in the building.
How close is Caltrain to The Knox?
Two blocks. The 22nd Street station is at 22nd and Pennsylvania, under the freeway. It's the closest for-sale building to that station.
Are there three-bedroom homes at The Knox?
Three of them, all on floor 5 and all between about 1,250 and 1,480 square feet. They come up rarely. The larger two-bedrooms, around 1,100 to 1,240 square feet, are the realistic alternative.
