Full Service a Block From BART
Welcome home to The SOMA Grand, a 22-story tower on Mission St. between 7th and 8th with about 246 condo homes built around amenities and service rarely found in this part of town: a concierge and 24-hour security, twice-monthly housekeeping, coffee in the lobby, and a fifth-floor park level with a hot tub, fire pit, barbecues, a gym and a clubroom with a full kitchen. Homes are mostly one- and two-bedrooms, and they start on the fifth floor, above the garage. Civic Center BART and Muni Metro are a block up at Market Street, and the 8th Street on-ramp to I-80 is a few blocks south. For full-service tower living, it’s one of the lower price points downtown.

The Lobby Lounge and the Park Level

The Good
- A service menu few buildings match: concierge, 24-hour security, twice-monthly housekeeping and lobby coffee
- The fifth-floor park level puts the hot tub, fire pit, barbecues, gym and clubroom on one floor
- Civic Center BART and Muni Metro a block away, with the 14 and 14R stopping at 8th Street
- Full-service tower living well under the citywide condo median
- Every home is on the fifth floor or higher, above the street and the garage
The Tradeoffs
- Parking is leased in the commercial garage below, not deeded, and plenty of homes sell without a space
- The blocks of Mission around it are still downtown SoMa: busy, useful and not polished
- Three-bedroom plans are rare
Who It’s For
First-time buyers who want a doorman building without a South Beach price, commuters who live on BART and the freeway, and pied-à-terre owners who like knowing someone is at the desk while they’re away. If a deeded parking space or a quiet residential block is on your list, look elsewhere.
The Backstory: Hotel Service, Recession Timing
SOMA Grand was a bet that South of Market buyers would pay for hotel-style service. AGI Capital and TMG Partners developed it, Architecture International designed it with Kwan Henmi, and Joie de Vivre, the boutique hotel company, shaped the service menu: twice-monthly housekeeping, a concierge, Peet’s in the lobby, wine tastings. The tower topped off early in 2007, the first homes closed in 2008, and the sell-out ran straight into the downturn.
Floor Plans
The original plan set runs from the Junior through one-bedrooms, a one-bedroom plus den and two-bedrooms to a handful of three-bedrooms. One-bedrooms that sold here in the past year ran about 625 to 765 sq ft, two-bedrooms about 1,045 to 1,200 sq ft, and the one three-bedroom in our recent MLS data is about 1,360 sq ft. Insiders will find the plans and documents we have on file at the bottom of this page.
HOA Dues
Dues at SOMA Grand vary by home size and change with each year’s budget, so we don’t publish a number that could be out of date by the time you read it. Reach out and we’re happy to share what’s current.
Parking, Transit & Getting Around
Parking here is leased, not deeded. The homes sit above a commercial garage of about 500 spaces, and recent listings describe spaces rented by the month through the garage operator. Of the 10 homes that sold here in the past year, half listed a space and half listed none; one listed EV charging. If a car is part of the plan, confirm what transfers with the home and what you’d be renting (our guide to condo parking covers the questions to ask).
Getting around is the easy part. Civic Center BART and Muni Metro are a block up at Market Street, the 14 and 14R stop at Mission and 8th, the Central Subway is at Yerba Buena/Moscone, and the 8th Street on-ramp to I-80 eastbound is a few blocks south.
SOMA Grand Questions, Answered
What are the HOA dues at SOMA Grand?
Dues vary by home size and change with each annual budget. Ask us for the current numbers on a specific home, along with the budget and reserve study.
Does a parking space come with a home at SOMA Grand?
Usually not as a deeded space. Spaces in the garage below are leased, and about half the homes that sold here in the past year listed one. Ask us what comes with a specific home and what’s available to rent.
Can I have a dog at SOMA Grand?
Pets are allowed, with limits on number and size. House rules change, so ask us for the current rules before you fall for a home.
Is housekeeping really part of living at SOMA Grand?
Twice-monthly housekeeping has been part of the SOMA Grand package since it opened, and recent listings still describe it. The HOA sets what’s included, so ask us for the current terms.
Is SOMA Grand in SoMa or Mid-Market?
The MLS puts it in district 9F, South of Market. Market Street, Civic Center and Mid-Market start a block north.
