The glass Millennium Tower rising above Mission Street in San Francisco

Millennium Tower

The tower everyone has heard about, with downtown service, Salesforce Park next door and prices that already price in the history.

The lean is fixed, the service is real, and the price per foot is the opportunity.

Millennium Tower opened in 2009 as one of the most expensive addresses in San Francisco: 58 stories of glass at 301 Mission Street, plus a smaller mid-rise of City Residences, with door staff, a private owners’ club and a concierge. Then came the settlement and the tilt. Today it is the best-known condo building in the city for the wrong reason, and one of the more interesting buys downtown for exactly that reason.

The Good

  • Full-service living: door staff, concierge, a private owners’ club, a pool, spa, fitness center and roof deck.
  • Salesforce Park and the Transit Center are next door, and BART and Muni are a short walk.
  • Upper floors have big views of the bay and the Bay Bridge.
  • Recent sales have run well below the price per foot of the newer luxury towers nearby, which is the opportunity for buyers.

The Tradeoffs

  • The settlement and tilt history is part of every sale here. Read the disclosures, the engineering reports and the HOA minutes.
  • Some lenders look harder at this building, so line up financing early.
  • Downtown location means downtown street life, day and night.

Who It's For

Buyers who want doorman, concierge and club amenities in the middle of downtown, and who are comfortable doing real homework on the building’s engineering history in exchange for value. It suits commuters using the Transit Center, BART or the Peninsula routes, and owners who want to lock up and travel.

The Backstory: The Tower That Leaned

Millennium Partners and Handel Architects finished the tower in 2009. It was built on friction piles that do not reach bedrock, and in 2016 the public learned it had settled about 16 inches and tilted toward the northwest. Lawsuits followed, along with years of engineering debate.

A perimeter pile upgrade began in 2020, was paused in 2021 when the work caused more settlement, and was redesigned and completed in 2023. The fix stopped the tilt and reversed a small part of it, and monitoring continues. Buyers here should read the current engineering and HOA records, and we can walk you through them.

Floor Plans

The tower splits in two, and you can feel it in the hallway. The Residences, on floors up through 25, run eight or nine homes per floor: one-bedrooms of about 670 to 1,030 square feet and two-bedrooms from about 1,130. At floor 26, where the Grand Residences begin, the floor plate switches to six homes per floor, so the homes get bigger and the neighbors get fewer. From floor 49 up it narrows to four, topping out with the 5,555-square-foot penthouse. The City Residences in the mid-rise are their own thing: one-bedroom-plus-flex layouts of roughly 1,490 to 1,960 square feet. HOA Dues and the Two-Layer HOA

Millennium Tower is governed in layers. A controlling primary association sits over the whole property. Beneath it are three separate associations, each with its own budget, board and minutes: the City Residences in the mid-rise, the Residences on the tower floors up through 25, and the Grand Residences from floor 26 to the top. Think of it as a small federal republic with valet parking.

What that means for you: dues depend on which association your home belongs to, not just its size, and a careful buyer reads two sets of documents, the primary association’s and their own. It’s more paperwork than a typical condo. It also means the people deciding how your part of the building is run are your actual neighbors.

We don’t publish a dues number that could be stale by the time you read it. Ask us about any home here and we’ll send current dues for both associations, the latest budgets, reserve studies and any special assessments. Call or text (415) 416-4699 or email fullerteam@compass.com.

Parking, Transit & Getting Around

Millennium Tower sits next to Salesforce Transit Center and Salesforce Park, with BART and Muni Metro at Montgomery and Embarcadero stations a few blocks away. The Bay Bridge on-ramps are close for East Bay drivers, and I-280 and 101 are a short drive south.

Parking is valet in the building’s garage; ask us how spaces are assigned for any home you’re considering.

Millennium Tower Questions, Answered

Is Millennium Tower still sinking?

A perimeter pile upgrade finished in 2023 stopped the tilt and reversed a small part of it. The building continues to be monitored. Ask us for the latest engineering updates and HOA disclosures for any home you’re considering.

Can you get a loan on a Millennium Tower condo?

Yes, and many buyers do, but some lenders review this building more closely. Talk to a lender who knows it early in the process; we can introduce you.

How many HOAs does Millennium Tower have?

More than one. A controlling primary association oversees the whole property. The City Residences (the mid-rise), the Residences (tower floors up to 25) and the Grand Residences (floors 26 and up) each have a separate association of their own. Owners pay into both layers, so ask for both budgets and both sets of minutes before you write an offer.

What are the amenities at Millennium Tower?

Door staff and concierge, a private owners’ club level with a lounge and wine cellar, a pool and spa, a fitness center with sauna, a roof deck and valet parking.

What is near Millennium Tower?

Salesforce Park and the Transit Center are next door, and the Financial District, the Embarcadero and SoMa are all walkable.

What are the HOA dues at Millennium Tower?

Dues vary by home size and change with each annual budget. Ask us for the current numbers on a specific home, along with the budget and reserve study.
